This series was a further development of panel-block buildings of projects II-68, developed by the MNIITEP design institute. Initially, the I-700 series was designated II-68-01/22-83. All houses in the series, with the exception of one experimental two-section, are high-rise (19-25 floors) single-entrance towers.

The I-700A version went into mass construction, where the design of the external walls was improved to improve their thermal insulation

The I-700 series was one of the last where the load-bearing structures of the building were made of blocks. Subsequently, preference was given to panels and monolithic reinforced concrete.

In total, the series was not built in Moscow, but in other cities; between 1980 and 1995, more than 100 houses were built, including a rather rare modification of the I-700N.

Reasons why you need to approve redevelopment in a house of the I-700A series

The houses of the I-700N modification are all 22-story, shaped like the letter “H” when viewed from above.

The supporting system of the building and the building materials used are similar to other versions of the series, but there are also differences in the location of the load-bearing walls due to the more complex geometry of the building.

According to the BTI data in these houses, the height of the residential premises does not exceed 248 - 252 cm. The composition of the apartments is the same - 1, 2 and 3 rooms.

Redevelopment of a three-room apartment in a house of the I700A series

During this redevelopment, a currently popular planning solution was implemented, in which the kitchen is combined with the living room.

Of course, such a union is largely of a formal nature, since the kitchen and living spaces in relation to each other remain within the same boundaries. But now, after the redevelopment, there is no blank partition between them, which was dismantled during the renovation work.

It turned out to be possible to leave the space open between the kitchen (4) and the room (1) due to the fact that the apartment is not gasified, and an electric stove is installed in the kitchen. By the way, during the redevelopment process the kitchen stove was moved.

Due to the living room, with which the kitchen was combined, the corridor (7) was expanded. To do this, the existing non-load-bearing partition with the door block was dismantled and a new one was installed.

The combined bathroom (5) adjacent to the kitchen was expanded to cover part of the area of ​​the corridor and pantry (6). When enlarging the bathroom, the following was done:

When performing the redevelopment, we slightly increased the storage area. For this purpose, part of the corridor space was used.

The non-load-bearing partition with door blocks between the living rooms (2 and 3) and the corridor (8) was moved a small distance.

The built-in wardrobes (8a, 8b, 8c) in the hallway were demolished. In the combined bathroom (9), the doorway was widened and the room intended for sanitary and hygienic procedures was separated from the living room by a soundproofing partition.

Note: the I700A series building in which the apartment is located consists of 22 floors. The building was built in 1983.

Redevelopment project for a three-room apartment in I-700A

The apartment is located in panel building built in 1984. The total area of ​​the apartment is 67.4 sq. m. m.

When remodeling a three-room apartment in I-700A, the kitchen (4) was combined with the living room (1) by dismantling the non-load-bearing partition. The partition between the corridor (8) and the kitchen was extended. And on part of the area of ​​the room, which was connected to the kitchen, a spacious dressing room (9) with an area of ​​5 square meters was installed. m.

It is noteworthy that the sink and electric stove in the kitchen remained in the designed position.

The opening between the room combined with the kitchen and the balcony (1a) was expanded by dismantling part of the window sill block. The window and door were replaced with a single door block made of double-glazed windows.

Similar actions were carried out in two other living rooms. Before the redevelopment, this apartment had two balconies. After the redevelopment there were three of them. One of the balconies (3a) was divided in half by a partition. As a result, instead of one balcony we got two.

Before the redevelopment of the three-room apartment in I-700A, one entrance led to the divided balcony, from the room farthest from the entrance to the apartment (3). After the balcony was divided, an entrance device was needed to one of them (2a) from another living room (2). To do this, the window sill block was dismantled and glass doors were installed in the opening.

And between the other balcony (3a) and the room (3), from which an entrance to it was already built according to the original design of the house, the opening was expanded. For this:

The room (2) was expanded to cover part of the corridor area (7). Also, the toilet (6) and bathroom (5) were increased by part of the corridor area. In addition, plumbing fixtures were relocated in wet areas.

The built-in wardrobes (7a, 7b, 7c) in the corridor were demolished. The dismantling of built-in furniture completed the redevelopment of a three-room apartment in I-700A.
